The scope of flood insurance is obvious based on its name. For property that is located in designated flood zones, flood insurance coverage must be placed through the National Flood Insurance Program (NFIP). The fact that standard insurance carriers offer flood insurance coverage in non designated areas leads many to assume that there is no risk of flood; why else would they offer it? Of course, this is not the case as history has proven. The Mother's Day storm of 2006 dumped so much rain on the northeast that areas that had never been affected by flood issues were in fact severely flooded. Mother Nature makes decisions all on her own and never checks in with us for permission!
